Asbestos removal · Planning guide

What affects an asbestos removal quote?

Asbestos removal cost depends on what the material is, its condition and location, how it can be accessed and the controls and documentation the job requires. Compare written scopes for assessment, removal, disposal and required clearance before comparing the totals.

You can enquire before you have a report. Tell us what needs removing and where.

Why an area rate does not describe the whole job

A square-metre figure cannot account for every removal. Roof sheets at height, wall linings beside occupied rooms and loose debris on the ground have different access and planning needs. Material condition and whether it is friable or non-friable also affect the required work.

Give each contractor the same reports and list of materials to remove. For example, a price to remove garage wall sheets is not comparable with one that also includes the roof, frame and slab. Check whether the figure is an estimate or a quote, which items are provisional and what needs inspection before the price can be confirmed.

Use the same checklist for every quote

Compare the written scope line by line. An excluded disposal fee, separate clearance charge or unpriced access arrangement can change what you ultimately pay. Ask who supplies each item, whether GST is included and how any allowances will be adjusted.

Check the licence scope and specialist roles

SafeWork NSW says Class A removalists can remove friable and non-friable asbestos; Class B covers non-friable asbestos. A licence is required for any amount of friable asbestos or more than 10 square metres of non-friable asbestos. These are regulatory thresholds, not a reason to disturb a small area yourself.

Ask for the actual removal licence-holder’s details and check them through the official register. Confirm assessment, removal and clearance responsibilities separately. For Class A work, independent licensed asbestos assessor requirements include air monitoring and clearance. Other removal work has its own requirements; ask which apply to the proposed job.

Include notification, clearance and the next trade in the schedule

Allow for the steps before and after removal when comparing available dates. SafeWork NSW requires at least five calendar days’ notification for removal of any friable asbestos or more than 10 square metres of non-friable asbestos, with provisions for emergency work. Confirm the programme with the removal contractor rather than assuming work can start immediately.

Include the required clearance and handover before booking your next trade or returning to the removal area. Ask what happens if further material is found: who assesses it, how the extra cost is approved and who updates the schedule. Confirm when you will receive the clearance and waste records.

Send enough information to discuss the scope

We coordinate standalone asbestos removal and removal within renovation or demolition projects from Tuggerah. Send the exact address so we can discuss access and scheduling for your Central Coast, Newcastle or Hunter project. We confirm the responsible licence-holder and project requirements before work is agreed.

You can enquire before every detail is known. Share the reports and plans you have, and say which results or decisions are pending. We can discuss what needs assessment before a written removal scope and price can be confirmed.

  • Exact site address, building use and the proposed work.
  • Existing reports or registers, their dates and the areas they cover.
  • Material location and approximate extent if already known; use safe existing photos.
  • Access, occupied areas, adjoining properties and separate trades.
  • Preferred timing, next-trade requirements and what should remain at handover.

Common questions

How much does asbestos removal cost on the Central Coast?

The price needs a defined scope. Material type and condition, area, height, access, occupied areas, disposal and required clearance all matter. Send the address, existing reports and proposed work so these can be assessed and included in a written quote.

Should clearance be included in the removal price?

The quote should explain which clearance requirements apply, who arranges and performs them, which costs are included and what documents you receive. Ask about this before accepting a price or booking the next trade.

Can a quote cover asbestos and the rest of the demolition?

Yes. Ask for the asbestos removal and wider demolition responsibilities to be clear within the same scope, including assessment gaps, disposal, sequence and handover. Confirm the responsible licence-holder for the asbestos work.
