Your demolition
questions.
What affects the price, what needs arranging and what happens on site.
Quotes & timing
How much does house demolition cost?
We price each property individually. The building, access, materials, concrete, disposal and any specialist work all affect the cost. We set out inclusions and exclusions so you can compare the same work.
What to check in a demolition quoteWhat do you need from me to quote?
Start with the property location, what needs removing and how to contact you. Photos, plans and any existing inspection reports help us understand the job. Tell us about narrow access, shared driveways and anything that must remain. We’ll discuss whether a site visit is needed.
Tell us about your propertyHow long will the demolition take?
We discuss timing once we understand the property and the work. Approvals, service disconnections, specialist removals, access and weather can affect when demolition starts and how it progresses. Let us know your builder’s dates early so we can work through the sequence with you.
How we plan the workWhere do you work?
We’re based in Tuggerah and work across the Central Coast, Newcastle and Hunter. Outside these local regions, we consider commercial and industrial demolition projects, with travel and timing agreed for each job. We do not travel interstate for house-only demolition.

Can you help with demolition approvals?
Yes. We coordinate approval paperwork and the relevant specialists as part of the agreed job. The approval pathway depends on the property and proposed work; the council or certifier determines the requirements. Your quote identifies the responsibilities and costs included.
Approvals and project preparationWhat happens to electricity, gas and water?
We work through the required disconnections with the relevant providers or licensed trades before demolition. Tell us which services are shared or need to remain for another building. We agree who arranges each task and which costs are included.
Planning a house demolitionWhat if the building might contain asbestos?
Tell us about suspected materials and share any existing reports. We can organise asbestos removal as a separate job or as part of demolition, with the removal scope and specialists confirmed before work. Photographs alone cannot confirm whether a material contains asbestos.
Suspected asbestos before renovation or demolitionCan you work with narrow or difficult access?
We assess the access before agreeing the job. Send us existing photographs of the entry, driveway, slope and nearby buildings, and tell us about shared access or restrictions. Some sites call for smaller equipment or hand removal; the method depends on the property.

Do you remove granny flats, sheds and smaller structures?
Yes. We take on smaller removals as well as house demolition. Tell us what needs to come down and whether the slab, paving or adjoining structures should stay. We’ll confirm the removal boundaries and access with you.
See a granny flat we removedCan you remove just part of a building?
Yes. We carry out partial demolition and internal strip-outs. We work from the agreed plans and removal boundaries, with any engineering or specialist input needed for the parts that remain. Share your builder’s or designer’s requirements when you enquire.
Partial demolitionDoes the quote include rubble and concrete removal?
Your quote sets out the materials and surfaces included. We agree whether the work covers the building alone or also slabs, footings, driveways, pools and other items. Disposal and exclusions should be clear before work starts.
Concrete and driveway removalWhat condition will you leave the site in?
We remove the agreed structures and material, clean up the work area and hand over to the condition set out in your quote. If your builder needs extra excavation, fill, compaction or testing, raise that before the work is priced so responsibilities are clear.
