Partial demolition

We remove selected parts of a building for an extension, renovation or staged project. We work with you and your builder to define what comes down and protect what stays.

Based in Tuggerah. Central Coast, Newcastle and Hunter.

Make room without starting again

A partial demolition needs a clear line between the structure coming down and everything staying in place. We work through that boundary with you and your builder before pricing the removal.

What we can include

  • Selected additions, outbuildings and sections of a house
  • Removal scope marked against retained walls, roofs and neighbouring structures
  • Coordination with the builder and relevant specialists on separation and sequencing
How we coordinate the work

Planning partial demolition

  • Define the dividing line

Share drawings showing the demolition boundary and the parts to remain. Existing and proposed plans help identify connections between old and retained structures.

  • Work with your builder

Tell us who is designing and building the extension. Structural advice, temporary support and weather protection need to be allocated to the right parties in the written scope.

  • Plan around the property

Flag occupied rooms, shared driveways, overhead services and adjoining owners. Access, service disconnections and the condition of retained areas must be agreed before work begins.

Check materials along the retained boundary

An extension can disturb a retained wall, roof or eaves as well as the section being removed. Share asbestos reports with the builder’s separation drawings so assessment relates to the actual join. Avoid opening up suspected material to prepare the enquiry.

  1. Mark the affected fabric

Show the linings, cladding and roof sections the work will reach, including connections to retained rooms.

  2. Identify assessment gaps

Flag finishes or enclosed areas excluded from existing reports for review before disturbance.

  3. Coordinate the next trade

Agree any asbestos removal, required clearance and temporary protection before the builder takes over.

Common questions

All demolition FAQs
Can we stay in the house during partial demolition?

Occupancy depends on the building, removal boundary and site arrangements. Tell us which rooms you intend to use so the project team can assess separation, access and service requirements before a programme is agreed.

Is structural engineering included?

We coordinate specialists where the project requires them. The quote should identify who provides engineering advice or design, any associated fees, and responsibilities for temporary works.

Can you remove an extension and leave the original house?

Yes. We assess the connection between the extension and original house before agreeing the removal. Send photos and drawings, if available, and tell us which parts need to remain.
