Cladding removal and whole-building removal are different jobs
A request to remove an asbestos shed can mean removing its sheets, demolishing the structure or clearing the entire footprint. Choose the result you need, then list the roof, walls, frame, doors, slab and footings. This helps avoid a quote that removes the cladding but leaves demolition or concrete work to arrange later.
If you want to keep the frame, arrange the appropriate assessment of its condition and suitability for replacement cladding. Tell us about power, water or other connected services so that disconnection can be allocated to the appropriate trades before demolition.
| Part of the outbuilding | What to clarify |
|---|---|
| Roof and wall sheets | Confirmed or suspected materials, report coverage and exact removal areas. |
| Frame, doors and fittings | Retain or demolish, including structural assessment if parts remain. |
| Concrete and footings | Keep, remove or assess separately; specify the agreed finished condition. |
| Contents and services | What the owner removes and which licensed trades arrange disconnection. |
Backyard access and boundaries
A small backyard shed can still have difficult access. Give us the side passage and gate widths if already known, steps or slopes, and the distance from the outbuilding to a loading area. Identify paving, fences and garden areas you want retained. Any need to use a neighbour’s land must be agreed before scheduling.
An attached garage needs a clear removal boundary with the house. Share drawings and identify adjoining rooms, roof connections and retained services so the necessary structural input and specialist work can be established.
- Site address and a plan or safe photos showing the outbuilding.
- Existing material reports, including any areas not assessed.
- Access from the street to the building and loading space.
- Nearby boundaries, attached structures and areas still occupied.
- Which parts stay, including concrete and access surfaces.
Resolve suspected asbestos before dismantling
An old fibro garage or shed may need professional asbestos assessment, but its age or appearance alone does not confirm the material. Do not remove a sheet or break a sample to prepare a quote enquiry.
SafeWork NSW distinguishes friable and non-friable asbestos and sets licensing requirements according to the material and work. Confirm the responsible licence-holder and licence scope for the proposed removal. The size of an outbuilding is not a substitute for assessing its materials and condition.
Separate building removal from loose waste
Tell us about stored sheets, broken pieces and suspected debris around or beneath the building. These need their own assessment and removal allowance; a price for attached cladding may exclude loose waste or affected soil. Do not sweep, move or gather suspected debris for the quote.
Have transport, disposal fees, cleanup and the records to be supplied included in the written scope. Asbestos waste must go to a facility licensed to accept it. Confirm who arranges transport and any required EPA waste tracking, particularly when asbestos removal and the remaining demolition are quoted separately.
Describe what you want to use the space for next
Describe the finish you need: a retained slab, concrete and footings removed, or further ground preparation specified by your builder. Provide any required levels and drawings before pricing. Check the approval requirements for both demolition and the replacement building for your property.
We can discuss a standalone outbuilding or include it in a wider house demolition scope. Send the address, safe photos, existing reports and the parts you want to keep. Include any deadline set by a builder and whether the main house will remain occupied.
Common questions
Can the concrete slab stay after the garage is removed?
Tell us that you want it retained and explain the intended next use. The removal method and retained slab need assessment, and the agreed scope should state which surfaces remain. Retention does not establish suitability for a new building.
Can I include a shed with a house demolition quote?
Yes. Mark it on the site plan and identify its roof, walls, frame, slab and footings separately. Share existing asbestos reports and specify any contents or loose material that also need assessment.
Can you quote for a small fibro garage?
You can enquire about a small standalone job. Describe the material as suspected unless a report confirms it, send the address and safe photos, and explain whether you need sheet removal or full demolition.
