Asbestos testing before removal: what should your report cover?

A laboratory test can establish whether a sampled material contains asbestos. Before pricing removal, also check where that sample came from, which areas were assessed and whether the report covers the work you now plan. Arrange professional sampling and leave suspected material undisturbed.

You can enquire before you have a report. Tell us what needs removing and where.

Start with the work you plan to do

For a homeowner, the useful starting question is which materials a renovation, roof replacement or demolition could disturb. A report for one bathroom may not cover the adjoining laundry, a later extension or the shed. Give the assessing professional your current plans, not just the address.

NSW Government advises using an asbestos professional to take a sample. Scientific testing is the way to confirm whether material contains asbestos; colour, a photograph or the age of the house cannot settle that question. Do not break off material or collect a sample to prepare an enquiry.

Testing and assessment answer different questions

A laboratory result relates to the sample submitted. An inspection report should help you connect that result to a location and understand the areas inspected, the material identified and any limitations. Ask the professional to explain whether further assessment is needed for the proposed work.

NSW’s testing guidance says results should be supplied as a NATA-endorsed Certificate of Analysis. Keep that certificate with the inspection report and any location plan. A negative result from one sample does not establish that every similar-looking sheet or every room is asbestos-free.

Check the coverage of an existing report

Send the complete report, including appendices and laboratory results, to the professional assessing the job. Explain any building changes since it was prepared. A report’s date is useful context, but the more important question is whether its findings and limitations fit the work now proposed.

Ask about a missing sample location, a restricted roof space or an excluded wall before accepting a removal scope. Do not assume an old clearance certificate fills those gaps: clearance relates to completed removal work, while assessment establishes what needs consideration before the next job.

  • Site address, report date and the areas it covers.
  • Sample references and their exact locations.
  • Any inaccessible areas, assumptions or recommended further investigation.
  • Changes to the building or planned work since the inspection.

Name the professionals before booking removal

Assessment, laboratory analysis, removal and clearance have different purposes. NSW Government describes licensed asbestos assessors as professionals who can inspect and report, arrange sample testing, undertake air monitoring and perform clearance work. Ask which professional is appropriate for your material and project.

NextPhase coordinates the removal scope and relevant specialist arrangements. Enquiring about removal does not mean a laboratory test or independent assessment has taken place. Confirm who supplies each service, the applicable licence requirements, what it costs and what documents you will receive.

Turn the findings into a defined removal brief

Once the material and report coverage are understood, agree what will be removed and what remains. Include nearby occupied areas, site access and the next trade’s requirements. For a roof replacement, make sure the roofer and removal contractor are working from the same boundary and handover plan.

You can contact NextPhase while assessment is still being arranged. Send the address, proposed work and reports already available, and identify what remains uncertain. Jason can discuss the information needed for a removal quote and the sequence with your builder or other trades.

Common questions

Does every material in my house need testing?

That depends on the property and the work proposed. Give the assessing professional the full renovation or removal brief so they can determine what needs inspection or testing. Do not assume a sample from one area covers another.

Can I send a photo instead of arranging a test?

A photo can explain the location and scope to a contractor, but it cannot confirm composition. NSW Government advises arranging professional sampling and laboratory testing for confirmation.

Can I enquire with NextPhase before the results arrive?

Yes. Share the address, proposed work and the stage of assessment. Identify pending results so the removal scope and price can be confirmed against the findings when available.
