Decide what remains after the house is gone

A retained driveway, garage or boundary fence can change the way a house removal is planned. Mark these features on your site plan and tell us which ones your builder will need to use.

Our nearby Shelly Beach project retained its driveway after the house was removed. That gives you a real example to discuss, but the decision for your own block depends on access, condition and the next stage of work.

Include the concrete and footings in the brief

Identify whether the work includes slabs, paths and footings as well as the building above them. If the plans include a pool removal or additional site clearing, list those separately so they can be assessed.

For a Bateau Bay or Long Jetty rebuild, ask your builder what they expect at handover. Demolition clean-up and the earthworks needed for a new foundation are separate scopes unless expressly included.

Make access clear from the first enquiry

Send photos of the street entrance, driveway, side access and the relationship to neighbouring buildings. Include known restrictions, existing material reports and any approval information already available.

Separate garage cladding from the frame and slab

If your Bateau Bay rebuild includes an older garage or shed, say whether the whole structure goes or only the roof and wall coverings. Share any asbestos report for that outbuilding. Keeping the frame or concrete slab changes the removal boundary and the handover your builder needs.

Mark the driveway and access surfaces that must remain beside the outbuilding. We can assess asbestos removal alongside the other demolition without assuming the same materials occur in every building.
