What should a commercial demolition quote include?

A commercial demolition quote should define the removal boundary, retained buildings and services, site access, specialist work, disposal and handover. Give each contractor the same drawings and programme so you can compare the work as well as the price.

Define what comes down and what stays

For a Central Coast shop, warehouse or commercial building, start with the work you actually need: a complete building removal, a partial demolition or an internal strip-out. A tenancy strip-out and removal of the building shell are different scopes, even when they share an address.

Mark the removal boundary on current drawings. Identify retained walls, roofs, slabs, shared structures and services. If a lease or fit-out brief sets a handover condition, include it with your enquiry so reinstatement and work by other trades can be separated from demolition.

Compare the same responsibilities

Ask each contractor to identify inclusions, exclusions and allowances against the same brief. An allowance should say what still needs assessment; an exclusion should make clear which work you need to arrange separately.

Compare the same responsibilities
Part of the jobWhat the quote should clarify
Structures and retained areasFull or partial removal, slabs and footings, and protection of the parts that remain.
Approvals and specialist inputsWho arranges the required approvals, engineering, service disconnections and other inputs; which fees are included.
Hazardous materialsExisting reports, assessment gaps, removal responsibilities, disposal and required clearance.
Access and working hoursMachinery and truck access, loading areas, agreed hours and restrictions from neighbouring or occupied premises.
Waste and materialsRemoval and disposal costs, any agreed salvage or recycling arrangements, and records to be supplied.
Handover and changesFinished condition, staged handovers, exclusions and how changes to cost or timing will be agreed.

Share the asbestos register and existing reports

Provide the workplace asbestos register and any surveys or removal records you already hold. Flag inaccessible areas or parts of the building that earlier reports did not cover. SafeWork NSW says to check the register before demolition, and to have a competent person inspect the structure if a register is unavailable.

Also share known chemical storage, contamination, fire damage or structural concerns. These are matters for the appropriate professionals to assess before the removal method and sequence are settled. An old report or a photograph alone does not establish that the proposed work is clear of hazards.

Plan around occupied areas and the next trade

Tell us who controls access, where vehicles can load, which adjoining areas will stay in use and any restrictions on working hours. A shared driveway, neighbouring tenancy or delivery route can affect the sequence even when it sits outside the demolition boundary.

Separate your preferred start date from fixed commitments such as a lease handback or the builder’s arrival. Approval, service and specialist requirements need to be resolved before the programme can be confirmed. Agree who coordinates each dependency and who receives changes to the schedule.

Send a brief we can price against

You can enquire before every document is final. Send what you have and identify the decisions still outstanding. We work across the Central Coast from Tuggerah, with Newcastle and Hunter enquiries also welcome.

Our Smithfield factory project in Sydney shows asbestos roof removal followed by work on the remaining structure. The story records the work in progress as at 12 October 2026.

  • Site address, building use and a contact for the owner, builder or project manager.
  • Drawings or photos showing removals, retained areas and access.
  • Existing asbestos register, surveys and relevant specialist reports.
  • Occupied areas, loading restrictions and permitted working hours.
  • Target dates, next-trade requirements and the agreed finished condition.

Common questions

Can you quote before our drawings are final?

Yes. Share the current scope, address and target dates, and identify what is still being decided. We can discuss the information and assessments needed before a price and programme are confirmed.

Can another tenancy stay open during the work?

That depends on the building and proposed work. Identify occupied areas, shared services and access routes so the project team can assess separation and staging before arrangements are agreed.

Does a demolition quote include the new fit-out?

Only if the written scope expressly includes that work. Clarify the removal boundary, retained services and finished condition, then identify what the builder or fit-out contractor will take over.
