Coordinating commercial demolition

  • Scope and retained work

Identify the building and whether removal is full, partial or an internal strip-out. Share drawings, specifications and reports. Mark retained elements and distinguish demolition from fit-out, services and other contractors’ work.

Including asbestos removal in the scope
  • Access and continuing operations

Explain occupancy, adjoining operations, delivery windows and site access restrictions. Identify areas that must stay protected or operational, relevant site-management requirements and the person coordinating the project.

  • Programme and handover

Share target dates, dependencies and your builder or project manager’s requirements. Confirm when other trades need access, the handover condition and the division of responsibilities.

An asbestos scope within the demolition programme

For a factory, workshop or commercial building, provide the available asbestos register and reports with the removal specification. Distinguish roof or lining removal from the structural demolition and identify neighbouring operations that remain in use.

  1. Check the work against the register

Include known materials, inaccessible areas and any further assessment needed for the proposed demolition.

  2. Separate specialist responsibilities

Confirm the asbestos removal licence-holder, required monitoring and independent clearance arrangements for the work.

  3. Plan the handover

Agree when demolition crews, roofers or other contractors can access each stage and what records they receive.

Common questions

All demolition FAQs
What affects a commercial demolition quote?

The building and materials, demolition boundary, access for machinery and trucks, asbestos or other specialist work, waste removal and handover condition all affect the price. Occupied areas and restricted working hours can also change the programme. Send the address, drawings and target dates so we can assess the work and provide an itemised scope.

Can you include asbestos removal in a commercial demolition quote?

Yes. Share existing asbestos reports or registers and the proposed demolition scope. We coordinate the removal and required specialist work with the wider demolition programme, with responsibilities, costs and handover requirements set out in the quote.

What should a builder or project manager provide?

Start with the site address, scope or drawings, proposed programme and a contact for the project. Share any existing reports and flag access restrictions or neighbouring operations that may affect the work.

Can I enquire about a partial demolition or strip-out?

Yes. Tell us what needs removing, which parts of the building will stay and when your builder or fit-out contractor needs access.

What if part of the property will remain occupied?

Make this clear in the first enquiry. Include the occupied areas, access that needs to remain available and the relationship between the proposed demolition and continuing activities.

Do you undertake industrial demolition?

Yes. Send us the building type, location, proposed removals and any existing reports. We’ll discuss the access, specialist requirements and work to include in the quote.
